Moving rental homes can create a cash-flow problem even when your weekly rent barely changes. There may be bond, rent in advance, removal costs, cleaning, connection costs and an overlap between two properties. Planning those costs before applying for a property makes the move much easier to absorb.

NSW Example: Know the Upfront Limits
NSW Government guidance says a rental bond can be no more than four weeks' rent and rent in advance no more than two weeks. A holding fee can be no more than one week's rent and is applied to rent if the tenancy proceeds.
Smart Rental Bonds Can Reduce the Double-Bond Problem in NSW
Since September 2026, eligible NSW renters can use Smart Rental Bonds to transfer an existing bond to a new rental through Rental Bonds Online rather than finding the full amount for a second bond while waiting for the first to be returned. The NSW Government says this can avoid a temporary cash requirement of thousands of dollars for some movers.
Reduce Removal Costs
- Declutter before requesting removalist quotes.
- Compare at least three quotes on the same scope.
- Ask whether travel time, stairs and heavy items cost extra.
- Move small items yourself if practical.
- Use free boxes from local retailers or community groups where safe and clean.
Avoid Paying for Two Homes Longer Than Necessary
A small overlap can make moving easier, but a long overlap is expensive. At $650 a week, an unnecessary extra week costs $650 before utilities. Balance the cost against the practical benefit of having access to both properties.
Do Not Forget the Exit Condition
Photograph the old property after cleaning and keep receipts and condition records. Disputes over damage or cleaning can delay the return of a bond, which matters when your moving budget is tight.
